The ones previous builders should've done properly
Cracked concrete lintel above window/door (diagonal cracks from corners = classic sign). We install steel lintel: shore up opening with Acrow props, remove bricks above opening in 450mm sections, slide in galvanised steel lintel (RSJ or box section), pack with slate/DPC, rebuild brickwork. Takes 1-2 days. Building Regs notification required (structural alteration). We handle paperwork, photos for Building Control, structural calcs if opening >1.8m wide.
Bowing cavity walls, bulging brickwork, cracked lintels. We diagnose cause (wall tie failure, subsidence, lateral load), then repair: install wall ties (remedial helical ties every 450mm horizontal/vertical), rebuild bulged sections, crack-stitch with stainless steel bars + resin. Major repairs need structural engineer's report (£400-800). Takes 3-7 days depending on severity. Insurance work accepted.
Builder left site, Building Control served stop notice, work's not to spec. We assess what's wrong, price remedial works, notify Building Control we're taking over. Common issues: inadequate lintels, no DPC, wrong cavity wall ties, structural alterations without calcs. We photograph everything, submit compliance docs, get sign-off. Takes 2-4 weeks depending on severity. We don't bodge—if it needs rebuilding, we tell you straight.
Wall movement, structural cracks widening, need temporary support before permanent repair. We install Acrow props (adjustable steel poles), needling (horizontal beams through walls), or strongboys (bracket systems). This stabilises structure while we arrange structural engineer survey and repair spec. Takes 4-8 hours. Essential before touching loadbearing walls—remove support too soon = collapse. We work to HSE Temporary Works guidance.
Regularisation applications (work done without approval—retrospective permission), Part A structural compliance, completion certificates. We photograph existing work, commission structural calcs if needed, submit Building Notice or Full Plans application, arrange inspections. Building Control want foundation inspections, DPC checks, lintel approval, final sign-off. We manage the process—you get compliance certificate at the end. Takes 4-8 weeks (council-dependent).
RSJ (rolled steel joist) installation for knocking through walls, loft conversions, extensions. We calculate required beam size (structural engineer if span >3m or 2-storey), fabricate/supply steel, install with padstones (spreads load), rebuild around it. Standard through-lounge RSJ (4m span): 203x133 UC section, 2 days install. Needs Building Control inspection before covering. Steel costs £300-800 depending on size, plus £600-1,200 labour.
